Terms & Conditions
Last updated: August 2026
1. Acceptance of these terms
By creating an account or using Tenant Voice ("the Service"), you agree to these Terms & Conditions and our Privacy Policy. If you don't agree, please don't use the Service.
2. What Tenant Voice is
Tenant Voice lets tenants record a lease as proof of tenancy: the document itself is optional up front and can be added later:, submit ratings and written reviews tied to a rental address, and browse other tenants' reviews. Landlords can claim and track their own addresses with a document proving ownership or management, and publicly reply to verified reviews about them. Anyone, even without an account, can submit a short "Hearsay" note about an address, or use /quick-review to write a full review without signing up first. Reviews reflect the personal experience and opinion of the tenant who submitted them: Tenant Voice does not independently verify the factual accuracy of review content, only that the reviewer had a matching lease on file where a lease was verified.
3. Accounts and eligibility
You must provide accurate registration information and are responsible for activity on your account and for keeping your password secure. You must be old enough to form a binding contract in your jurisdiction to create an account.
4. Document uploads and verification
Documents you upload: a lease as a tenant, or ownership/management proof as a landlord: are used solely to verify your relationship to the address in question. A lease document is optional when you first create the lease record: you can write your review as soon as the lease is on file, document or not, and add the document later at your own pace; until a document is provided, the lease stays "pending" and can't be marked "verified." All of these documents are stored privately, reviewed only by staff performing verification, and are never published, shown to other users, or attached to a review. You confirm you have the right to share any document you upload.
5. Reviewer anonymity
Reviews are shown publicly without the reviewer's name, email, or other identifying information: only a contribution tier badge and any earned achievement badges appear. Staff (admin/root accounts) can see the identity behind a review or lease where necessary for verification, moderation, or legal compliance. See the Privacy Policy for details.
6. Content standards
When you submit a review or any other content, you agree it will:
- Reflect your own genuine tenancy experience, honestly described;
- Not contain defamatory, harassing, discriminatory, or unlawful content;
- Not include another person's private information (e.g. a landlord's personal home address, phone number, or ID numbers) beyond what's reasonably necessary to describe your experience;
- Not be submitted on behalf of a business, competitor, or third party pretending to be a tenant.
We may hide or remove content that violates these standards, at our discretion, following the moderation process described below.
7. Moderation and reporting
Any user can report a review they believe is inaccurate or abusive. Our moderation staff reviews reports and may edit, hide, or permanently delete content that violates these Terms. If a review is hidden or removed for a policy violation, any Voice Points it earned are reversed and the account's moderation record reflects the violation; these actions are logged for audit purposes.
8. Voice Points, Voice Credits, tiers, and badges
Voice Points, Voice Credits, contribution tiers, and badges for tenants: along with the equivalent points and badges system for landlords: are gamification features with no cash value. They cannot be bought, sold, or transferred between accounts (other than by redeeming Voice Credits for the in-app rewards we offer), may be adjusted or reversed for policy violations or by staff for documented reasons, and may change or be discontinued at any time.
9. Plans and billing
The Essential tier: for tenants and landlords alike: is free. The Moving Pass (tenants) and the Landlord Plus tier (landlords) are each a one-time, non-recurring unlock for a fixed period, charged securely through Square at the price shown at checkout (before applicable taxes). Every new tenant account also automatically receives a short free Moving Pass at signup, at no cost: a welcome perk, not a paid plan. We don't store your card details: Square tokenizes your card directly in your browser. Prices are subject to change; the price shown at the time you complete checkout is what you're charged. Purchases are non-refundable except as required by applicable law or at our discretion: contact us using the details below for billing questions. Quebec residents benefit from the protections of the Consumer Protection Act (Quebec) and any other applicable consumer protection legislation, in addition to these Terms.
10. Intellectual property
You retain ownership of the content you submit, but grant Tenant Voice a non-exclusive, worldwide, royalty-free license to host, display, and distribute it as part of operating the Service (e.g., showing your review on the relevant address page). The Tenant Voice name, logo, and platform design are owned by Tenant Voice or its licensors.
11. Disclaimers
The Service and all review content are provided "as is." Reviews are opinions of individual tenants, not verified statements of fact about a landlord or property, and Tenant Voice makes no warranty as to their accuracy or completeness. You should independently verify anything important before making a rental decision.
12. Limitation of liability
To the fullest extent permitted by law, Tenant Voice is not liable for any indirect, incidental, or consequential damages arising from your use of the Service or reliance on any content within it.
13. Termination
We may suspend or deactivate an account that violates these Terms. You may stop using the Service at any time; see the Privacy Policy for how to request deletion of your data.
14. Changes to these terms
We may update these Terms from time to time. Continued use of the Service after a change takes effect constitutes acceptance of the updated Terms.
15. Governing law, jurisdiction, and language
These Terms are governed by the laws of the Province of Quebec and the federal laws of Canada applicable therein, without regard to conflict-of-law principles. Any dispute arising from these Terms or the Service will be submitted to the exclusive jurisdiction of the courts of the judicial district of Montreal, Quebec. The parties have expressly required that this agreement and all related documents be drawn up in French; an English version is also available and equally authoritative.
